Hard Rock in Pensacola? New Reverb Hotel & Apartments Coming Soon

A Hard Rock-branded hotel could soon make waves in Pensacola! The city's Planning Board has given the green light to the initial design concept for Reverb by Hard Rock Hotel and Rhythm Lofts, a 15-story apartment tower and 10-story hotel planned for Community Maritime Park.

Big Names & Bold Designs

The project, led by Inspired Communities of Florida (The Dawson Company) and backed by NFL legend Emmitt Smith’s real estate firm, will transform Lot 5 at Maritime Park into a high-rise development with a music-inspired, nightlife aesthetic.

However, some design elements remain in question, including:

✅ Windows on the north side – Dependent on whether developers gain control of adjacent Lot 4

✅ Underground parking feasibility – Engineers are determining if Pensacola’s high water table allows for below-ground parking

✅ Exterior artwork – Some Planning Board members praised the mural concept, while others questioned the dark color scheme

A Game-Changer for Downtown Pensacola

If developers secure Lot 4, the project could expand to include:

🎭 Entertainment Plaza – A pedestrian-friendly space bridging the hotel and stadium

🍽 Retail & Dining – Potential food hall and shopping experiences

🎥 Theater & Event Space – Designed to complement Pensacola’s vibrant cultural scene

Fast-Tracking Development Under Florida Law

The project qualifies for Florida’s Live Local Act, which allows zoning exemptions for developments that dedicate at least 40% of residential units to workforce housing. This means rental prices will be affordable for individuals earning 80% to 120% of the area's median income—ranging from $1,366 to $2,079 per month.

What’s Next?

Before construction begins, the final design must receive city approval. Meanwhile, Pensacola Mayor D.C. Reeves has enlisted urban planner Marina Khoury to ensure the project aligns with the West Main Master Plan, which prioritizes public spaces and active ground-floor businesses.
